Pre-Listing Inspection
Rushing into the process of selling a home without first having the home professionally inspected can put you in a bad position during negotiations with prospective buyers. But when you schedule this inspection service before you make the listing, we’ll be able to provide factual information about any existing defects so that you have a chance to make improvements ahead of time that will drastically reduce the chances of stalled negotiations.

New Construction Inspection
A New Construction Inspection should take place prior to the builder’s final walkthrough of the home, giving us a chance to identify oversights and material deficiencies before final closing so that arrangements can still be made for necessary repairs. We’ll be taking a look at most visible and readily accessible areas of the home, including any installed mechanical systems.

4 Point Inspection
An inspection service that is often required for insurance purposes, a 4 Point Inspection involves a comprehensive evaluation of four areas of a property—the roofing system, plumbing system, electrical system, and HVAC system. We’ll be looking for any defects in these critical areas of the home that may need to be corrected before a prospective home-buyer will be able to obtain homeowner’s insurance.

Re-inspections
A full home inspection will in most cases reveal defective areas of the property that a prospective home-buyer may ask for the seller to have repaired before negotiations can continue. After those repairs have been addressed, we can return to the property to perform a Re-inspection—giving the home-buyer additional peace of mind before agreeing to final terms.

Radon Testing
If your prospective home contains high concentrations of radon gas, you may not know it for years without having the property professionally tested. Radon is odorless and invisible, making it easy for the gas to elude conventional means of detection—and because radon is associated with numerous health risks, it’s extremely important to have this inspection service performed before closing on the property.

Water Testing
If you don’t have the water tested in your prospective home before you buy, you could have a major headache on your hands if the water ends up being contaminated. That’s why we recommend scheduling this inspection service, allowing us to collect water samples from the tap and well that will be sent for laboratory testing—revealing potential contaminants such as nitrites, nitrates, lead, and pathogenic bacteria.

WDO/Termite Inspection
For this inspection service, we’ll thoroughly investigate your prospective home for termites and the damage they inflict on a home’s construction. Termite damage is often well-hidden within a building’s envelope, so we highly recommend scheduling this service before you finalize your investment so that we can find potential damage—preventing you from being left stuck with repair costs that should fall under the responsibility of the seller.

Home Maintenance Inspection
It is important to protect the health of your home just as you would your own personal health by getting an annual check-up. During our everyday life, it is common to let things go unnoticed. Though those small unnoticed problems can often turn into bigger more expensive problems if they aren’t taken care of. A Home Maintenance Inspection could help you catch something before it turns into one of those more expensive issues, helping you protect your investment.
As necessary, we’ll use a thermal imaging camera and a moisture meter during the inspection.
